01 Accommodation set across 6 levels, including 3 subterranean levels, with a total build area of around 45,000 square feet.


02 The basement was constructed using an RC frame set within a contiguous piled perimeter, with a mix of RC and steel framing above. Modelled in Revit throughout, with FEM design used to optimise the RC frame and RC detailing. 


03 The transfer slab at ground floor was stepped to facilitate complex services routes across the footprint of the building, which is around 40% larger to the lower levels, creating a set-back to the facade on all sides.

Cantilevered stone staircase


The RC frame included a rebated RC wall, which was designed to wrap around a new cantilevered stone staircase. 

Modelling of the build sequence was carried out at the pre-planning stage, to ensure the ground movements during the key stages could be kept within allowable limits. A hand-calculated approach was used, based on the CIRIA 580 guidance, with actual movements recored being within 10% of those predicted pre-construction.
