Redevelopment of a Grade II listed, and adjoining, grand residence in Mayfair
Redevelopment and extension of significant building to the east of Hyde Park incorporating two adjoining residences were completed as separate projects for the same family.
Extensive remodelling throughout both properties, including removal of key structure at the lower levels with the formation of a two-storey basement extension to the larger of the two properties.
Throughout the properties the existing structural fabric was assessed, and retained and strengthened where possible, with repair and reinstatement favoured over re-construction. The majority of the existing building was therefore able to be retained with significant, unexpected, structural frames discovered during the construction works being retained within adjusted layouts and levels
Complex sequencing was resolved at the early stages, allowing the basement works to progress with chimney and wall structures above temporarily supported during the excavation. Due to perched water within the sands overlying the London Clay the lowest level was formed using a secant piled box, installed from a lowered level to minimise the concrete usage and pile breakdown required.
